Found again at 1:15 singing in a Carrotwood here: 33.1308074, -117.3181111
Flew east to the Alder here: 33.1303562, -117.3171763 sang for a while before I lost it. Not sure if it flew off or just went quiet.

So the vireo is working all 4 corners of the area (I guess Fleet and Armsda intersect in 2 spots- this is the northern one). We were able to view it from public sidewalks and not enter any of the parking lots.
